design

We implement your design ideas into stamped floor plans and 3D renders

Our design team uses 3D rendering and photographs to visualize your new space before starting your project. You will get to work directly with our designers to choose the details along the way. Our certified BCIN architectural designers produce comprehensive 3D renderings to bring your space to life, before we break ground. The design phase allows you to play with your design until you are satisfied.

If you already have designs – no problem – it’s easy for us to apply them. We’ve happily worked with local architects and design agencies in the pass.

Work directly with Doug throughout the entire process.

The building process is the most challenging part of renovating. It will test the patience of even the calmest, most composed homeowner. As your Renovator™, I’m here to take the headache and stress away from your project. During the pre-construction phase I apply for all necessary permits and take care of any other paperwork that needs to be completed before construction can begin. You aren’t expected to make any hard decisions or deal with any contractors. At this stage, you can sit back and relax; things are well underway.

Our response times are the best in the business. You won’t find a renovation company that gets back to you faster than I do. We update your renovation progress daily. You can access your renovation status at any time. We also use a communication platform to stay connected with you. This platform allows me to share important files and data, and it allows you to provide us feedback and ask questions.

Contingencies

We encourage clients to set aside 5-10% of their budget for contingencies. With almost all renovations, there will be some sort of unforeseen item that comes up. When this happens, we present all available options to you.

We offer our recommendations, but it is your renovation and you have the final say. Once a course of action has been decided, we work with our team to get the changes moving quickly, so we can avoid delays.

Accomplishing a successful renovation

The last ten percent of any renovation is the most difficult. When the project reaches the ninety percent mark, we schedule a meeting to plan the critical path to the finish line. We do a walk-through of the renovation to catch any items that haven’t been completed, as well as any deficiencies. These are documented in a punch list and will be completed before the final progressive payment is due.

Once punch list items have been addressed, we do a final walk through. But don’t worry – we don’t say goodbye forever. All our renovations come with a 2-year warranty on materials and labour. If anything happens, we will be there to fix it.
